Conventional Loans

Flexible home loans, made simple.

Conventional loans are the most common way to buy a home. You get low down payment options, mortgage insurance that goes away, and room to buy the home you want. I'll walk you through the real numbers.

Why buyers choose conventional

It's the loan most buyers use, and for good reason. Here's what makes it work.

Low down payment

As little as 3% down

First-time buyers can put down as little as 3%. Put down 20% and you skip mortgage insurance completely.

PMI that ends

Mortgage insurance goes away

Once you reach 20% equity, you can ask to remove it. It drops off on its own at 22%.

Smart ways to lower your payment

The rate isn't the whole story. These are the tools I use to make the numbers work.

Rate buydown

Pay a little up front, or have the seller pay it, to lower your rate. It can last the life of the loan or just the first few years.

Seller credits

With less than 10% down, the seller can pay up to 3% of the price toward your costs. Put more down and that goes up to 6%, or even 9%.

Lender credits

Take a slightly higher rate in exchange for a credit that covers closing costs. It's a great fit when you want to keep more cash in the bank.
