FHA Loans

Own your home with 3.5% down.

FHA loans make buying easier with a low down payment and flexible credit rules. They're a great fit if you're rebuilding credit or carrying some debt. I'll show you if it's your best option.

Why buyers choose FHA

FHA is built to help more people buy. Here's what makes it work.

Low down payment

Just 3.5% down

With a 580 credit score or higher, you can buy with 3.5% down. That money can even be a gift from family.

Flexible credit

Room for credit bumps

A lower score or a few past late payments don't automatically rule you out. FHA looks at the full picture.

Flexible debt rules

More room for debt

FHA often allows more debt than conventional. That helps if you have car or student loan payments.

How it works, start to finish

Three steps, one person guiding you the whole way. That's me.

Close with confidence

I keep the loan and the purchase moving together, all the way to the keys.

Smart ways to lower your payment

The rate isn't the whole story. These are the tools I use to make the numbers work.

Rate buydown

Pay a little up front, or have the seller pay it, to lower your rate. It can last the life of the loan or just the first few years.

Seller credits

With FHA, the seller can pay up to 6% of the price toward your closing costs. That's more than most conventional loans allow.

Down payment help

Some California assistance programs pair with FHA to help cover your down payment. I'll check which ones you qualify for.
