Moving to Temecula From Orange County: What Changes

From OC to Temecula

Moving to Temecula from Orange County usually means more house for your money, a longer drive to the coast, and warmer summer afternoons. Your mortgage can change too, because Riverside County has a lower loan limit than Orange County.

I've lived in Temecula Valley for over 20 years, and I help OC families make this move all the time. Here's what actually changes, so you can decide with real numbers, not guesses.

What Your Money Buys Here

The price gap is the big reason people come. Orange County's median sale price was about $1.3 million this spring, based on Redfin data. In Temecula, Zillow put the typical home value around $767,000 in mid-2026.

In plain terms, a budget that buys a condo or a small older home in much of OC can buy a single-family home with a yard here. Lots of Temecula homes have three-car garages, bigger lots, and room for a pool.

What most people don't realize is that the price isn't the whole payment. Newer neighborhoods here often carry special assessments on the tax bill. Older neighborhoods usually have lower ones or none at all. I always show buyers the full monthly number, not just the list price. If you're weighing a brand new home, my guide to new build vs. resale homes in Temecula Valley walks through the trade-offs.

The Commute Is the Real Trade-Off

Temecula to Irvine is about 60 to 66 miles. With no traffic, it's a little over an hour. The usual route is I-15 north to the 91 west, and rush hour on the 91 can stretch that a lot.

Some people take Ortega Highway (Highway 74) over the mountains to San Juan Capistrano. It's beautiful, but it's a winding two-lane road. It's not a fast daily commute.

Here's where the move works best: you're hybrid or remote, you work in south OC, or you only go into the office a couple of days a week. If you'll drive into OC every day at peak hours, test the drive at that exact time before you buy. Homes on the north end of the valley and in Murrieta sit closer to the 91, which helps.

Your Loan Changes When You Cross the County Line

This is the part almost nobody mentions. In 2026, the conforming loan limit in Orange County is $1,249,125. In Riverside County, where Temecula sits, it's $832,750.

Here's what that actually means for you. In OC, a lot of buyers use a high-balance loan. In Temecula, any loan over $832,750 is a jumbo loan, with different rules for credit, cash reserves, and pricing. Most Temecula homes come in under that line, so many OC buyers end up with a standard loan that's simpler to qualify for. If you're shopping for a big estate in wine country, we plan for jumbo from day one.

Your property taxes reset too. California bases them on what you pay, so a lower price usually means a lower tax bill. If you're 55 or older, Prop 19 may let you bring your current tax base with you. It's worth asking your tax advisor how it applies to you.

Selling Your OC Home, or Keeping It

Most of my OC buyers have a home to sell first. You've got a few paths. You can sell, then buy. You can use your equity to buy before you sell, so you only move once. Or you can keep your OC home as a rental and buy here. I break down that choice in sell your home or turn it into a rental.

That's where having both sides handled matters. When one person runs your purchase and your loan, your timeline, your equity, and your approval all line up. Nobody's waiting on a call back from someone else.

What Daily Life Feels Like in Temecula Valley

Summers are hotter than the coast. July and August highs often reach the low 90s. Nights cool off to around 60, and an afternoon ocean breeze slips through a gap in the mountains locals call the Rainbow Gap.

You trade the beach down the street for wine country down the street. Temecula Valley has more than 40 wineries, plus Old Town Temecula for dinner, shops, and events. The beach is still an easy day trip.

Families tend to love the schools. Temecula Valley Unified's elementary schools score above the state average, and Great Oak High ranks in the top 10% of California schools on state tests.

Where you land in the valley matters. If your drive heads toward San Diego, South Temecula has the best commute. If OC is your direction, look closer to the north end or Murrieta.

Frequently Asked Questions

Is Temecula cheaper than Orange County?
Yes, by a lot. Temecula's typical home value was around $767,000 in mid-2026, while Orange County's median sale price was about $1.3 million. Newer Temecula neighborhoods can carry special assessments, so compare full monthly payments, not just prices.

How long is the commute from Temecula to Irvine?
It's about an hour with no traffic, covering 60 to 66 miles on I-15 and the 91. Rush hour can make it much longer. The move works best if you're hybrid, remote, or work in south OC.

Will my loan be different if I buy in Temecula instead of Orange County?
It can be. The 2026 conforming loan limit is $832,750 in Riverside County and $1,249,125 in Orange County. A loan above $832,750 in Temecula is a jumbo loan, which has its own credit and reserve rules.

Can I buy in Temecula before I sell my Orange County home?
Often, yes. Depending on your income and equity, you may qualify with both payments or tap your OC equity for the down payment. I map out your sale and your purchase together so the timing works.
