Zero down. No mortgage insurance.
Your VA loan is one of the best benefits you've earned. I'll help you use it the smart way, whether it's your first home or your next move.
Why the VA loan is so powerful
No other loan gives you all three of these at once.
$0 down
Buy with no down payment at all. Keep your savings for moving, furniture, or a cushion.
No monthly mortgage insurance
Most low down payment loans add mortgage insurance every month. VA loans don't.
No loan limit
With full entitlement, there's no cap on how much you can borrow with $0 down. You just need to qualify.
How it works, start to finish
Three steps, one person guiding you the whole way. That's me.
Confirm your eligibility
I can pull your Certificate of Eligibility for you, often in minutes. Then we'll get you pre-approved.
Find your home
With the home and the loan under one roof, your offer is stronger and nothing falls through the cracks.
Close with confidence
I keep the loan and the purchase moving together, all the way to the keys.
Smart ways to save with your VA loan
The rate isn't the whole story. These are the tools I use to make the numbers work.
Rate buydown
Pay a little up front, or have the seller pay it, to lower your rate. It can last the life of the loan or just the first few years.
Seller concessions
The seller can pay your normal closing costs, plus up to 4% more in concessions. That can cover a buydown or pay off a debt.
Funding fee waiver
If you receive VA disability pay, you don't pay the VA funding fee. That alone can save you thousands.
Compare your options
A quick side by side of the three most popular loans, so you can see what fits.
| Minimum down | Mortgage insurance | Credit score | Best for | |
|---|---|---|---|---|
| Conventional | 3% for first-time buyers, 5% for others | Needed under 20% down. It goes away as you build equity. | Usually 620+ | Buyers with solid credit who want PMI to go away. |
| FHA | 3.5% | Monthly premium, usually for the life of the loan with under 10% down. | 580+ with 3.5% down | Buyers rebuilding credit or with higher debt. |
| VA | 0% | None. There's a one-time funding fee, waived for many disabled veterans. | No VA minimum. Lenders set their own. | Veterans, active duty, and eligible spouses. |
