Blog > Is Temecula More Affordable Than San Diego County?
Same SoCal. $300K Less.
Yes. A typical home in Temecula costs about $300,000 less than the median single-family home in San Diego County. The bigger story is what that gap does to your down payment, the income you need to qualify, and your monthly budget.
Here's what that actually means for you if you're weighing San Diego against Temecula Valley.
The Price Gap, in Real Numbers
The California Association of Realtors (C.A.R.) put San Diego County's median single-family home at $1,075,000 in the second quarter of 2026. Riverside County, where Temecula sits, came in at $640,000 for the same quarter.
Temecula runs higher than the Riverside County median. Zillow put the typical Temecula home value at about $766,780 at the end of June 2026. That's still roughly $308,000 below San Diego County's median.
Prices swing a lot by neighborhood in both places. A view home near the wineries won't price like an older home near Old Town. But the gap holds up across most of the valley, and Murrieta and Menifee give you even more choices.
What It Takes to Qualify
This is the part most people don't realize. C.A.R. estimated you needed a minimum income of $268,000 a year to buy San Diego County's median home in the second quarter of 2026. Only 17% of households there could afford it.
In Riverside County, the minimum income was $159,600, and 28% of households could afford the median home. That's about $108,000 less income needed just to get in the door.
Your down payment drops too. At 10% down, San Diego County's median home needs $107,500. A typical Temecula home needs about $76,700. That's around $30,800 you can keep in savings or use to buy down your rate.
How Your Loan Changes Across the County Line
Loan limits are set by county. In 2026, the conforming loan limit is $1,104,000 in San Diego County and $832,750 in Riverside County.
In San Diego, a median-priced home with 10% down puts your loan near $967,500. That's above the standard $832,750 limit, so it's a high-balance loan. High-balance loans still count as conforming, but they can price a little higher.
In Temecula, a typical home with 10% down lands around $690,000. That fits under the standard limit, which usually means cleaner pricing and more loan options. If your loan goes over $832,750 here, it becomes a jumbo loan with its own rules. I explain how that works in my post on moving to Temecula from Orange County.
Because I handle both the home and the loan, I'll show you exactly where your price lands against these limits before you write an offer. That's where having both sides handled matters.
The Military Math
If you're stationed at MCAS Miramar or Naval Base Coronado, this is worth a close look. Your BAH is based on your duty station, not where you live. So you keep your San Diego housing allowance while paying Temecula Valley prices.
With a VA loan and full entitlement, there's no VA loan limit. You can buy with $0 down, even above the county limits, as long as you qualify. A lot of military families use the savings to get a bigger yard, a newer home, or a lower payment.
The trade-off is the drive. I broke down real drive times in my military commute guide, and the best inland areas in Where to Live Near Camp Pendleton.
What You Trade for the Savings
San Diego is easy to love. The beaches, the food, the ocean breeze. Leaving it is a real decision, and it should be.
Temecula isn't San Diego, and I'd rather you hear that from me. Temecula sits about 60 miles north of downtown San Diego, so the beach becomes a weekend trip, not a quick drive after work.
Summers are hotter inland too. And many newer Temecula neighborhoods have special assessments on the tax bill, which can add real money to your payment. Always ask for the full tax bill on any home you're considering. I cover this more in New Build vs. Resale.
What you get back: more house and yard for the money, wine country on your weekends, and a real shot at owning instead of renting. If the drive south matters most, South Temecula gives you the best head start on I-15.
Already Own in San Diego?
Your equity can do a lot of work here. Many San Diego owners can make a strong down payment on a Temecula home and still keep cash in reserve.
If you need to buy your Temecula home before your San Diego home sells, I walk through your options in Buy Before You Sell. The key is planning the sale and the purchase together, so the timing and the loan line up.
